
An office clearance is rarely anyone’s main job. It lands on an office manager, a facilities lead or a director a few weeks before a lease ends, usually alongside the move itself, and it comes with a landlord’s schedule of condition, a building manager with rules, and forty desks that nobody wants. This guide explains how it works in Dublin — the quoting, the building logistics, what happens to each category of furniture and equipment, how to work around trading hours and city-centre loading restrictions, and the paperwork a commercial client needs at the end.

When businesses need an office clearance
Office relocation
The movers take what is going to the new office; we take what isn’t. The mistake almost every relocation makes is leaving the clearance to the last day of the lease, so the movers and the clearance crew are fighting for the same lift. Book the clearance for the day after the move and give yourself one more day before the keys go back.
Closing a business
A full clearance to bare, with the added complications of asset disposal, records retention and sometimes a liquidator or receiver instructing rather than the business itself. We work to whoever has authority, keep an inventory of what left, and invoice to the entity named. If the company’s records need to be retained, those boxes are separated before anything else moves.
Downsizing or hybrid working
Giving back a floor, or consolidating two floors into one. These are partial clearances: a count of desks, chairs and pedestals, the furniture from the vacated zone, and usually a lot of good-condition pieces for reuse. The surplus from a Dublin hybrid-working downsizing is often the best furniture we see all month.
End of lease
The lease will say how the premises are to be “yielded up” — as they are, in original condition, or as a bare shell. That one clause decides whether this is a furniture clearance or a strip-out, and it is worth reading before you ask anyone for a price. A furniture clearance leaves partitions, carpets and fixtures; a strip-out takes them too and is quoted separately.
Refurbishment and fit-out
Fit-out contractors want an empty floor on a date. We clear the furniture and loose equipment ahead of them; the contractor normally handles the demolition. Where the contractor wants the carpet tiles, partitions and kitchen out as well, we quote a strip-out to their programme.
Preparing premises for a new tenant
Landlords and managing agents instructing a clearance after a tenant has gone — sometimes with everything left behind. We photograph before and after for the dilapidations file, work to the agent’s access arrangements, and can quote a clean to viewing standard. What happens to desks, chairs, filing cabinets, IT and the rest
Everything from an office falls into a small number of categories, and each has a sensible destination. Here is what happens to each, and what you need to do beforehand.

Reuse first
Office furniture is the easiest category of anything we clear to find a second life for — standard desks, task chairs, meeting tables and storage are wanted by start-ups, charities, schools and community groups. Furniture in good condition is set aside on the truck and goes to reuse, which lowers the disposal element of your bill. If you’d like to donate specific items to a named organisation, we can deliver within Dublin on the same day.
IT and WEEE
Monitors, PCs, laptops, servers, printers, phones, cabling, UPS units and small electricals are separated and sent for WEEE recycling — never to general waste. Two things are your responsibility before handover: data destruction (wipe or physically destroy drives, or use a certified service and keep the certificate), and leased equipment, which goes back to the lessor rather than on our truck. Tell us what is leased and we’ll leave it tagged.
Archives and confidential paper
Boxes of files are either recycled as paper (once you’ve confirmed nothing in them is confidential), moved to your shredding provider, or shredded by a certified destruction service before they leave the building. We don’t offer certified destruction ourselves; we remove and recycle, and we’ll tell you that plainly rather than let confidential records leave in a recycling load.
Fixtures and the landlord
Partitions, shelving fixed to walls, kitchens, carpet tiles and signage are often landlord’s fixtures or part of what the lease requires you to leave. We remove them only when you’ve confirmed they are to go. If the lease requires a strip-out, that’s a separate quote from the furniture clearance and we’ll say so.

In a Dublin office building the logistics decide the day more than the furniture does.
Building management requirements
Most managed buildings in Dublin — the city-centre blocks on the quays and around Grand Canal Dock, the business parks in Sandyford, Citywest, Blanchardstown and East Point, the Georgian conversions around Fitzwilliam and Merrion Square — will want some or all of the following before a clearance crew is allowed in: an insurance certificate on file, a booked goods lift with protective padding, a loading-bay window, a contractor induction, and in some cases a method statement. We handle all of this; send us the building manager’s contact and we sort it before the day.
Goods lifts and passenger lifts
A goods lift makes a multi-floor clearance straightforward. A passenger lift means padding, a booked slot and smaller loads. No lift — common in Georgian offices in Dublin 2 and converted buildings in Dublin 1, 7 and 8 — means stairs, which we price by floor and plan the crew around. Tell us which you have when you send photos.
Loading bays and city-centre access
A building with a loading bay gives us a controlled window, often early morning. Without one, in Dublin 1, 2 or 4 we are on the street: clearways, bus lanes, loading restrictions, and in some streets a parking suspension from the council. Early starts (before 7am on the quays) and Saturdays solve most of it. Suburban business parks are easier — a yard, a roller shutter, and nobody minds a truck.
Multiple floors
We work one floor at a time, top-down, staging furniture by the lift so the floor is cleared in sequence and the lift is used efficiently. On a large multi-floor job we may run two crews: one dismantling and staging, one loading.
Neighbouring tenants
Shared buildings have other businesses trading while you clear. We keep corridors and lifts clear between loads, don’t block fire exits, and work to the building’s quiet-hours rules.
Out-of-hours work, deadlines and working around trading
Many Dublin office clearances happen outside normal hours, because the building insists on it or because the business is still trading on the floor below.
We work Monday to Saturday, 7am to 8pm, and early-morning and Saturday slots are genuinely available for commercial jobs — they are how most city-centre clearances get done. Overnight work is not something we routinely offer; where a building only allows access after 8pm, say so when you ask for a quote and we’ll tell you honestly whether we can do it.
Deadlines
Lease ends, fit-out start dates, handover inspections. Tell us the date and we will size the crew to it — a 40-desk floor can be cleared in a day by a crew of four with a goods lift, or over two days by two people and a passenger lift. If you have a hard date, the honest conversation about crew size happens at the quote, not on the day.
Working around a live office
Clearing one zone while staff work in another is normal. We agree the sequence, tape off the zone being cleared, and keep the noise of dismantling to agreed hours. For a downsizing where half the floor stays occupied, this is most of the planning.

Small offices, large offices and other commercial premises
Small offices and serviced offices
A two-room office above a shop in Rathmines, a unit in a serviced-office building in Dublin 2, a suite in a business park in Swords. Usually a half-day, a crew of two and a van or small truck, priced on the furniture count and the stairs. Serviced-office providers typically own the furniture, so the clearance is often just your own equipment and files — check your agreement.
Large offices
A full floor or a whole building: 50 to 300 desks, boardrooms, canteens, server rooms. These are planned jobs — a site visit, a method statement for the building, a crew of four or more, several truck loads over several days, and an inventory of what left. Retail, clinics, schools, hospitality
Shop fit-outs, dental and medical practices (clinical waste is not something we take — your clinical waste contractor handles that first), classrooms, restaurants and hotel refurbishments. Warehouses and industrial units

Ten chairs and two desks from a small office is a junk removal or furniture removal job, not an office clearance, and it’s cheaper than you’d expect.
How commercial quotes work
We quote office clearances from photos or a video plus the building details, with a site visit for larger or multi-floor jobs. The price is fixed, in writing, and includes loading, dismantling, sorting, disposal under permit and sweeping through — with anything excluded (strip-out, data destruction, cleaning) listed as such.

Invoicing and paperwork
Commercial clients get a VAT invoice to the entity you name, purchase-order numbers quoted where you need them, our insurance certificate and waste collection permit number (NWCPO-25-13287-01, held by Krystal Klean Express Limited, which operates ManageWaste.ie) for your file, and before-and-after photographs of every room. Landlords and managing agents often want these for the dilapidations file; auditors sometimes want them for asset write-offs. If you need a waste transfer record for a particular load, ask when you book.
What drives the price
The same five things as any clearance — volume (loads), weight (disposal is charged by the tonne; filing cabinets and paper are heavy), access (lift or stairs, loading bay or street), reuse (good furniture reduces disposal) and timing (a fixed out-of-hours slot costs more than “any day this week”). Dismantling bench desks and partitions is labour, and we price it as such rather than hide it.
How to prepare an office for clearance
- Clear desks of personal items. Give staff a date; anything left on a desk on the day is cleared.
- Empty and unlock filing cabinets and pedestals. We don’t go through the contents of filing cabinets — a locked, full cabinet is a problem on the day.
- Decide the archive boxes. Shred, scan, move or recycle — before the day.
- Tag what stays. Landlord’s fixtures, items the new tenant is taking, leased equipment.
- IT: drives wiped or destroyed, leased kit tagged, cabling that stays with the building identified.
- Kitchen: fridge and dishwasher empty and disconnected the day before.
- Building: lift booked, loading bay booked, insurance lodged, induction done, fobs and codes ready.
- One decision-maker on site or on the phone for the day.

What happens next
Whichever of the situations above is yours, the process with us is the same four steps.
Send photos. A photo of each room or area, through the quote form or on WhatsApp. For large or complex jobs we’ll offer to call out and look.
Agree the job. You get a fixed price, a date and a written note of what’s being kept. No surprises on the day.

Office clearance in Dublin: questions businesses ask
Can you clear an office outside normal hours?
Yes — early mornings and Saturdays are how most Dublin city-centre office clearances get done, and both are available for commercial jobs. We work Mon–Sat 7am–8pm; if a building only allows access later than that, tell us at the quote stage and we’ll say honestly whether we can do it.
Can you remove desks and chairs?
Yes, in any quantity. Standard desks and task chairs in good condition are set aside for reuse; bench systems and damaged items are dismantled, metal recycled and the rest disposed of under permit. Forty chairs is a truck load on their own, so a count helps the quote.
Can you clear multiple floors?

We clear furniture, equipment and loose fixtures as standard, and quote removal of partitions, shelving, kitchens and carpet tiles separately when the lease requires a strip-out. Read the yield-up clause in your lease first — it decides which job you need.
Can you shred confidential files?
We remove and recycle paper, but we don’t provide certified destruction. Confidential records should be shredded by a certified service before they leave the building, or moved to your shredding provider; we’ll say that plainly rather than let them leave in a recycling load.
Do you invoice businesses and accept purchase orders?
