Full end of tenancy clearance in Carlow

The whole property emptied of everything that isn’t the landlord’s: abandoned furniture and belongings, bagged rubbish, the contents of the fridge and presses, the balcony or garden, the bin store if the tenant left things there. Landlord’s fittings and furniture stay. We photograph each room before and after, note anything damaged we come across, and leave the property swept so the agent can photograph it. Most apartments and small houses are a half-day; larger houses or those left in a bad state are a day.

Partial clearance — the items the tenant left behind

Usually it isn’t the whole property, it’s a few things: the mattress, the sofa, the bags in the hall, the bike in the garden. We’ll collect just those, often the same day, and send you a photo of the space clear. For tenants moving out we do the reverse — collect the furniture you don’t want to take, before the landlord’s inspection.

Doing it yourself in Carlow: what the council offers

Before you ring anyone, here is the honest picture of what Carlow County Council will and won’t do for an end of tenancy clearance. Furniture and bulky items are accepted at Powerstown Civic Amenity Site, with mattresses charged separately (mattresses €20 each (any size)). Electrical items — fridges, washing machines, TVs, computers — are free to drop at every council site as WEEE, and we take them as part of any job.

Carlow County Council — no bulky-waste collection. Carlow County Council does not provide a household waste or bulky-goods collection. Residents are directed to hire a skip from a private collector or bring bulky waste to Powerstown Civic Amenity Site. Occasional promotional drop-off weeks at Powerstown (furniture, garden items, oversized toys for a flat €5 per vehicle, householders only).

How fast can you clear a rental in Carlow?

Can I deduct this from the tenant’s deposit?

That’s between you, the tenant and the RTB rules — we can’t advise. What we do is give you a proper invoice and before-and-after photos so you have the evidence if it comes to that.

The tenant left belongings. Can you just take them?

Once you’ve followed the correct process for abandoned goods, yes. We’re not able to advise on the notice period, but once it’s done we clear and photograph everything.

Do you work with letting agents?

Will you take the fridge with food still in it?

Yes. We empty and bag the contents, take the fridge for WEEE recycling, and leave the kitchen clean enough to photograph.
