Rental property kitchen before an end of tenancy clearance in Louth

Every landlord has had it: the keys come back and the place is half full. A mattress, a broken wardrobe, bags in the hall, a fridge full of something, the furniture the tenant didn’t want to pay to move. Every void week costs rent, and the letting agent can’t photograph it like that. On the other side, tenants moving out of Louth often need the opposite — the furniture they bought gone before the inspection so the deposit comes back whole.

We clear rental properties the same or next day where we can, photograph them empty, and invoice properly for the file. ManageWaste.ie is operated by Krystal Klean Express Limited, permit NWCPO-25-13287-01, fully insured. Louth is the furthest county we cover — Drogheda is about an hour and a half from Athy, Ardee and Dunleer a little more, and Dundalk and the Cooley peninsula around two hours. We run Louth jobs in batches, usually one or two days a fortnight, so we can keep the price fair; the trade-off is that we’ll offer you a date rather than a same-week slot.

Full end of tenancy clearance in Louth

The whole property emptied of everything that isn’t the landlord’s: abandoned furniture and belongings, bagged rubbish, the contents of the fridge and presses, the balcony or garden, the bin store if the tenant left things there. Landlord’s fittings and furniture stay. We photograph each room before and after, note anything damaged we come across, and leave the property swept so the agent can photograph it. Most apartments and small houses are a half-day; larger houses or those left in a bad state are a day.

For agents managing several units we set up an account and a standing arrangement: email the address and the access, we do the rest.

Partial clearance — the items the tenant left behind

Usually it isn’t the whole property, it’s a few things: the mattress, the sofa, the bags in the hall, the bike in the garden. We’ll collect just those, often the same day, and send you a photo of the space clear. For tenants moving out we do the reverse — collect the furniture you don’t want to take, before the landlord’s inspection.

What we take — and what we don’t

  • Abandoned furniture, mattresses and bedding
  • Fridges, freezers and appliances left full
  • Bagged rubbish and loose belongings
  • Carpets, rugs and curtains past their best
  • Balcony, garden and shed contents
  • Items dumped in bin stores and common areas
  • Before-and-after photographs for your file
  • Sweep to broom-clean, with full cleaning available

Not included: Landlord’s own furniture and fittings (unless instructed); Legal process for abandoned goods — follow it first, then call us; Repairs and redecoration.

End of Tenancy Clearance across Co. Louth: every town we cover

We provide an end of tenancy clearance in all 29 towns and villages below, and at the rural addresses between them. Louth is Ireland’s smallest county but it has two of its biggest towns: Drogheda in the south, straddling the Boyne, and Dundalk in the north under the Cooley mountains, with Ardee, Dunleer and the Castlebellingham villages between them and a run of coastal villages from Baltray up to Carlingford and Omeath. Louth County Council does not collect bulky waste. Its two civic amenity centres at Dundalk and Drogheda (both run by V&W Recycling) charge a €4 entry plus item charges that aren’t published online, and the annual mattress-and-couch amnesty in early September is the only free route for furniture.

Drogheda and Dundalk both have Victorian town-centre terraces, 1950s–70s council-built estates and large 2000s developments on the edges, plus apartment schemes near the stations and the quays. Ardee, Dunleer and the villages are smaller-scale, with farmhouses and bungalows on their own sites across mid-Louth and the Cooley peninsula. Town-centre parking in Drogheda and Dundalk is the main access issue.

Doing it yourself in Louth: what the council offers

Before you ring anyone, here is the honest picture of what Louth County Council will and won’t do for an end of tenancy clearance. Furniture and bulky items are accepted at Dundalk Recycling Centre (V&W Civic Amenity Centre) and Drogheda Recycling Centre (V&W Civic Amenity Centre). Electrical items — fridges, washing machines, TVs, computers — are free to drop at every council site as WEEE, and we take them as part of any job. Watch the vehicle rules: Cars and car trailers admitted (trailer charge applies for green waste); no commercial vehicles or commercial waste. Van policy not published - ring ahead.

Louth County Council — no bulky-waste collection. Louth County Council does not collect household waste or bulky items and has no bookable bulky-waste service. It directs residents to the two civic amenity centres in Dundalk and Drogheda, both run by V&W Recycling, where beds, couches, carpet/lino, children's toys and bags of non-recyclable domestic waste are accepted for a charge (ring 042 9329200 or 041 9803900 for the price list - V&W do not publish bulky prices online), or to the nine authorised bulky-waste / skip operators the council lists (e.g. Pronto Waste Clearance & Recycling 087 2912911, Skips on Wheels 083 1552410). Once a year, under the Anti-Dumping Initiative, the council runs a free Mattress & Couch Amnesty, normally over two days in early September: in 2025 it was Wed 3 September 9:30am–5:30pm at the V&W centres in Dundalk and Drogheda and Thu 4 September 9:30am–3:30pm at Kieran & McGee Livestock Sales Yard, Ardee (A92 VP92); in 2024 it was 11–12 September at the same three locations. Only mattresses, sofas and armchairs are taken, maximum 3 items per vehicle, the council covers the disposal cost but the normal €4 entry charge still applies at Dundalk and Drogheda (Ardee is free). The 2025 event took in 2,233 mattresses and 2,124 couches. Dates are announced on louthcoco.ie and in the Dundalk Democrat / Drogheda Independent in August.

Council details are taken from the councils’ own published information and checked periodically; hours and charges change, so confirm with the site before travelling. Where a council hasn’t published a charge we say so rather than guess.

Or we come to you

Set that against a collection from us: no van to borrow, no gate fee, no weighbridge surprise, no two-mattress limit, no carrying it down the stairs yourself, and no question about whether the site will turn your load away. We quote a fixed price from photos, we load it, and it leaves under our waste collection permit (NWCPO-25-13287-01). For a single item the council site can be cheaper if you already have the van and the time; for anything more than a car-boot load, we usually are.

How an end of tenancy clearance works with us

  1. Address and access. Email or WhatsApp the address, the access arrangement and photos if you have them.
  2. Fixed price. Same day for small jobs, next day for most. Standing rates for agents with regular work.
  3. The clearance. Before photos, cleared, after photos, damage noted.
  4. Invoice. Proper invoice for your records or for deducting from a deposit where that’s lawful.

What affects the price in Louth

  • Volume — a few items is an hour; a full property a half-day or day
  • Floor and access — stairs, lifts, parking, loading bays
  • Condition — properties left in a bad state take longer and may need cleaning
  • Speed — same-day costs a little more than “this week”
  • Account rates for agents and landlords with several properties

End of Tenancy Clearance in Louth: frequently asked questions

How fast can you clear a rental in Louth?

Small jobs often the same day; full properties usually within one to two working days. Tell us the re-let or viewing date and we’ll work to it.

Can I deduct this from the tenant’s deposit?

That’s between you, the tenant and the RTB rules — we can’t advise. What we do is give you a proper invoice and before-and-after photos so you have the evidence if it comes to that.

The tenant left belongings. Can you just take them?

Once you’ve followed the correct process for abandoned goods, yes. We’re not able to advise on the notice period, but once it’s done we clear and photograph everything.

Do you work with letting agents?

Yes — a lot of our Louth end-of-tenancy work is for agents. We set up account terms, accept instructions by email, and send photos and invoices per property.

I’m the tenant. Can you take my furniture before I hand back the keys?

Yes. Book us for the day before the inspection and we’ll take the furniture you don’t want to move. Many tenants find it’s cheaper than moving it.

Do you clean as well?

Broom-clean is standard. A full end-of-tenancy clean can be added and quoted with the clearance.

Do you work with the RTB deposit rules?

We don’t advise on them — that’s between you, the tenant and the RTB. What we give you is before-and-after photos and a proper invoice, which is the evidence you’ll need either way.

Can you clear several units in one day?

Yes — agents and landlords with a block of units book us for the lot, and we invoice per unit so the costs land in the right file.

Can you also arrange cleaning and small repairs?

Cleaning yes, quoted alongside the clearance. Small repairs we can point you to a tradesperson for.

Will you take the fridge with food still in it?

Yes. We empty and bag the contents, take the fridge for WEEE recycling, and leave the kitchen clean enough to photograph.

How quickly can you turn a void around in Louth?

Small jobs the same day where we can; full clearances within one to two working days.

Does Louth County Council collect bulky items?

No. Louth County Council does not run a bulky-waste collection. Your options are the council recycling centres listed above — with their charges and limits — or a permitted private collector like us.

How far is Louth from your base?

Louth is the furthest county we cover — Drogheda is about an hour and a half from Athy, Ardee and Dunleer a little more, and Dundalk and the Cooley peninsula around two hours. We run Louth jobs in batches, usually one or two days a fortnight, so we can keep the price fair; the trade-off is that we’ll offer you a date rather than a same-week slot.
