Full end of tenancy clearance in Kilkenny
The whole property emptied of everything that isn’t the landlord’s: abandoned furniture and belongings, bagged rubbish, the contents of the fridge and presses, the balcony or garden, the bin store if the tenant left things there. Landlord’s fittings and furniture stay. We photograph each room before and after, note anything damaged we come across, and leave the property swept so the agent can photograph it. Most apartments and small houses are a half-day; larger houses or those left in a bad state are a day.
For agents managing several units we set up an account and a standing arrangement: email the address and the access, we do the rest.
Partial clearance — the items the tenant left behind
Usually it isn’t the whole property, it’s a few things: the mattress, the sofa, the bags in the hall, the bike in the garden. We’ll collect just those, often the same day, and send you a photo of the space clear. For tenants moving out we do the reverse — collect the furniture you don’t want to take, before the landlord’s inspection.

We provide an end of tenancy clearance in all 46 towns and villages below, and at the rural addresses between them. Kilkenny runs long north to south. The north — Castlecomer, Ballyragget, Urlingford, Freshford — is the closest part of the county to us. The city and its ring (Bennettsbridge, Gowran, Thomastown, Callan) is the busiest. Kilkenny County Council does not run any waste collection; its one council-operated site at Dunmore takes bulky items by weight, and everything else is private.

Doing it yourself in Kilkenny: what the council offers
Before you ring anyone, here is the honest picture of what Kilkenny County Council will and won’t do for an end of tenancy clearance. Furniture and bulky items are accepted at Dunmore Recycling and Waste Disposal Centre, with mattresses charged separately (mattresses €20 each). Electrical items — fridges, washing machines, TVs, computers — are free to drop at every council site as WEEE, and we take them as part of any job. Watch the vehicle rules: Car loads only — trailer loads not accepted.
Kilkenny County Council — no bulky-waste collection. Kilkenny County Council does not directly provide waste services or a bulky-waste pickup. Households are directed to civic amenity sites (Dunmore, Granny/Grannagh, Panda Hebron, Doheny's Callan Road). Bulky items and furniture accepted at Dunmore by weight (€185/tonne). Periodic free mattress amnesty weeks at Dunmore.

Can I deduct this from the tenant’s deposit?
That’s between you, the tenant and the RTB rules — we can’t advise. What we do is give you a proper invoice and before-and-after photos so you have the evidence if it comes to that.
The tenant left belongings. Can you just take them?
Once you’ve followed the correct process for abandoned goods, yes. We’re not able to advise on the notice period, but once it’s done we clear and photograph everything.
Do you work with letting agents?

I’m the tenant. Can you take my furniture before I hand back the keys?

Yes — agents and landlords with a block of units book us for the lot, and we invoice per unit so the costs land in the right file.

Cleaning yes, quoted alongside the clearance. Small repairs we can point you to a tradesperson for.
Will you take the fridge with food still in it?
Yes. We empty and bag the contents, take the fridge for WEEE recycling, and leave the kitchen clean enough to photograph.
