End of Tenancy Clearance in Co. Westmeath
A tenancy ends and the property isn’t empty. We clear what’s left, photograph it empty, and get it back on the market — for landlords, agents and tenants across Westmeath.

Every landlord has had it: the keys come back and the place is half full. A mattress, a broken wardrobe, bags in the hall, a fridge full of something, the furniture the tenant didn’t want to pay to move. Every void week costs rent, and the letting agent can’t photograph it like that. On the other side, tenants moving out of Westmeath often need the opposite — the furniture they bought gone before the inspection so the deposit comes back whole.
We clear rental properties the same or next day where we can, photograph them empty, and invoice properly for the file. ManageWaste.ie is operated by Krystal Klean Express Limited, permit NWCPO-25-13287-01, fully insured. Kinnegad and Kilbeggan are about an hour from Athy, Mullingar roughly 70 minutes, Moate and Athlone about an hour and a half, and Castlepollard and the lake country in the north nearer an hour and three-quarters. We group Westmeath jobs by side of the county — Mullingar and the east one day, Athlone and the west another.

Full end of tenancy clearance in Westmeath
The whole property emptied of everything that isn’t the landlord’s: abandoned furniture and belongings, bagged rubbish, the contents of the fridge and presses, the balcony or garden, the bin store if the tenant left things there. Landlord’s fittings and furniture stay. We photograph each room before and after, note anything damaged we come across, and leave the property swept so the agent can photograph it. Most apartments and small houses are a half-day; larger houses or those left in a bad state are a day.
For agents managing several units we set up an account and a standing arrangement: email the address and the access, we do the rest.
Partial clearance — the items the tenant left behind
Usually it isn’t the whole property, it’s a few things: the mattress, the sofa, the bags in the hall, the bike in the garden. We’ll collect just those, often the same day, and send you a photo of the space clear. For tenants moving out we do the reverse — collect the furniture you don’t want to take, before the landlord’s inspection.
What we take — and what we don’t
- Abandoned furniture, mattresses and bedding
- Fridges, freezers and appliances left full
- Bagged rubbish and loose belongings
- Carpets, rugs and curtains past their best
- Balcony, garden and shed contents
- Items dumped in bin stores and common areas
- Before-and-after photographs for your file
- Sweep to broom-clean, with full cleaning available
Not included: Landlord’s own furniture and fittings (unless instructed); Legal process for abandoned goods — follow it first, then call us; Repairs and redecoration.
End of Tenancy Clearance across Co. Westmeath: every town we cover
We provide an end of tenancy clearance in all 38 towns and villages below, and at the rural addresses between them. Westmeath is two towns and the lakes between: Mullingar in the east with the N4 villages (Kinnegad, Killucan, Rochfortbridge, Castlepollard, Delvin) and Athlone on the Shannon in the west with Moate, Kilbeggan and the Glassan–Ballykeeran lake villages. Westmeath County Council runs no bulky-waste collection. Its two recycling centres — Mullingar (run by Mulleadys) and Athlone (Barna) — are household-use only, charge by vehicle type plus items, and the council’s fee sheet isn’t readable online, so most people ring first. Free mattress and bulky-goods amnesty days run periodically but need pre-registration.
Mullingar and Athlone both have Georgian and Victorian town centres, 1970s–90s estates and large 2000s developments plus apartment schemes near the stations and Athlone’s riverside. The lake country around Lough Owel, Lough Ennell and Lough Ree has big detached houses on their own sites; the rest is farmhouses, bungalows and villages. Athlone town-centre parking is the main access issue.

Doing it yourself in Westmeath: what the council offers
Before you ring anyone, here is the honest picture of what Westmeath County Council will and won’t do for an end of tenancy clearance. Furniture and bulky items are accepted at Mullingar Recycling Centre (Civic Amenity Site) and Athlone Recycling Centre (Civic Amenity Site), Golden Island, with mattresses charged separately (mattresses €10 single / €18 double (council amnesty announcements)). Electrical items — fridges, washing machines, TVs, computers — are free to drop at every council site as WEEE, and we take them as part of any job.
Westmeath County Council — no bulky-waste collection. Westmeath County Council does not provide a household bulky-waste collection or a council bin service. Bulky items are taken to the two council recycling centres (Mullingar and Athlone) or collected by a permitted private collector. The council runs periodic free amnesty days at the two centres in partnership with the site operators: Mattress Amnesty Days (e.g. Nov 2023, Aug 2020 — up to 3 mattresses free per registered Westmeath household, extra mattresses €10 single / €18 double, clean and dry only) and a Bulky Goods Amnesty Day (e.g. Sat 14 Dec 2024, 10am–4pm, Mullingar Recycling Centre). Amnesty days are for domestic householders only and require pre-registration online with a Westmeath Eircode, vehicle registration and mobile number — no registration, no access. Register at mulleadys.com/booking (Mullingar) or barnarecycling.com/booking (Athlone).

Council details are taken from the councils’ own published information and checked periodically; hours and charges change, so confirm with the site before travelling. Where a council hasn’t published a charge we say so rather than guess.
Or we come to you
Set that against a collection from us: no van to borrow, no gate fee, no weighbridge surprise, no two-mattress limit, no carrying it down the stairs yourself, and no question about whether the site will turn your load away. We quote a fixed price from photos, we load it, and it leaves under our waste collection permit (NWCPO-25-13287-01). For a single item the council site can be cheaper if you already have the van and the time; for anything more than a car-boot load, we usually are.

End of Tenancy Clearance in Westmeath: frequently asked questions
How fast can you clear a rental in Westmeath?
Small jobs often the same day; full properties usually within one to two working days. Tell us the re-let or viewing date and we’ll work to it.
Can I deduct this from the tenant’s deposit?
That’s between you, the tenant and the RTB rules — we can’t advise. What we do is give you a proper invoice and before-and-after photos so you have the evidence if it comes to that.
The tenant left belongings. Can you just take them?
Once you’ve followed the correct process for abandoned goods, yes. We’re not able to advise on the notice period, but once it’s done we clear and photograph everything.
Do you work with letting agents?
Yes — a lot of our Westmeath end-of-tenancy work is for agents. We set up account terms, accept instructions by email, and send photos and invoices per property.
I’m the tenant. Can you take my furniture before I hand back the keys?
Yes. Book us for the day before the inspection and we’ll take the furniture you don’t want to move. Many tenants find it’s cheaper than moving it.
Do you clean as well?
Broom-clean is standard. A full end-of-tenancy clean can be added and quoted with the clearance.
Do you work with the RTB deposit rules?
We don’t advise on them — that’s between you, the tenant and the RTB. What we give you is before-and-after photos and a proper invoice, which is the evidence you’ll need either way.
Can you clear several units in one day?
Yes — agents and landlords with a block of units book us for the lot, and we invoice per unit so the costs land in the right file.
Can you also arrange cleaning and small repairs?
Cleaning yes, quoted alongside the clearance. Small repairs we can point you to a tradesperson for.
Will you take the fridge with food still in it?
Yes. We empty and bag the contents, take the fridge for WEEE recycling, and leave the kitchen clean enough to photograph.
How quickly can you turn a void around in Westmeath?
Small jobs the same day where we can; full clearances within one to two working days.
Does Westmeath County Council collect bulky items?
No. Westmeath County Council does not run a bulky-waste collection. Your options are the council recycling centres listed above — with their charges and limits — or a permitted private collector like us.
How far is Westmeath from your base?
Kinnegad and Kilbeggan are about an hour from Athy, Mullingar roughly 70 minutes, Moate and Athlone about an hour and a half, and Castlepollard and the lake country in the north nearer an hour and three-quarters. We group Westmeath jobs by side of the county — Mullingar and the east one day, Athlone and the west another.
