End of Tenancy Clearance in Co. Wicklow
A tenancy ends and the property isn’t empty. We clear what’s left, photograph it empty, and get it back on the market — for landlords, agents and tenants across Wicklow.

Every landlord has had it: the keys come back and the place is half full. A mattress, a broken wardrobe, bags in the hall, a fridge full of something, the furniture the tenant didn’t want to pay to move. Every void week costs rent, and the letting agent can’t photograph it like that. On the other side, tenants moving out of Wicklow often need the opposite — the furniture they bought gone before the inspection so the deposit comes back whole.
We clear rental properties the same or next day where we can, photograph them empty, and invoice properly for the file. ManageWaste.ie is operated by Krystal Klean Express Limited, permit NWCPO-25-13287-01, fully insured. From Athy we reach west Wicklow (Blessington, Baltinglass, Dunlavin) in about 40 minutes, Bray and Greystones in just over an hour via the M50, and Arklow and the coast in about 90 minutes. We group Wicklow jobs by side of the mountains to keep prices sensible.

Full end of tenancy clearance in Wicklow
The whole property emptied of everything that isn’t the landlord’s: abandoned furniture and belongings, bagged rubbish, the contents of the fridge and presses, the balcony or garden, the bin store if the tenant left things there. Landlord’s fittings and furniture stay. We photograph each room before and after, note anything damaged we come across, and leave the property swept so the agent can photograph it. Most apartments and small houses are a half-day; larger houses or those left in a bad state are a day.
For agents managing several units we set up an account and a standing arrangement: email the address and the access, we do the rest.
Partial clearance — the items the tenant left behind
Usually it isn’t the whole property, it’s a few things: the mattress, the sofa, the bags in the hall, the bike in the garden. We’ll collect just those, often the same day, and send you a photo of the space clear. For tenants moving out we do the reverse — collect the furniture you don’t want to take, before the landlord’s inspection.
What we take — and what we don’t
- Abandoned furniture, mattresses and bedding
- Fridges, freezers and appliances left full
- Bagged rubbish and loose belongings
- Carpets, rugs and curtains past their best
- Balcony, garden and shed contents
- Items dumped in bin stores and common areas
- Before-and-after photographs for your file
- Sweep to broom-clean, with full cleaning available
Not included: Landlord’s own furniture and fittings (unless instructed); Legal process for abandoned goods — follow it first, then call us; Repairs and redecoration.
End of Tenancy Clearance across Co. Wicklow: every town we cover
We provide an end of tenancy clearance in all 53 towns and villages below, and at the rural addresses between them. Wicklow is really two counties divided by a mountain range. The east coast strip — Bray, Greystones, Wicklow Town, Arklow and the villages between — is where most people live, with good roads but tight older streets in the town centres. West Wicklow — Blessington, Baltinglass, Dunlavin, Tinahely, Carnew — is rural, closer to us, and the properties often come with sheds, barns and years of accumulation. The important thing about Wicklow: the council’s recycling centres do not accept furniture, mattresses, carpets or construction waste at all. There is no council route for bulky items in Wicklow — it’s a private collector or a skip.
Expect a mix of seaside terraces and apartments in Bray and Greystones, big detached houses in the hills around Enniskerry and Delgany, 1970s–90s estates in Wicklow Town and Arklow, and farmhouses and bungalows across the west of the county. Narrow lanes, steep driveways and long carries from the road are the Wicklow access issues we price for.

Doing it yourself in Wicklow: what the council offers
Before you ring anyone, here is the honest picture of what Wicklow County Council will and won’t do for an end of tenancy clearance. Bray Recycling Centre, Wicklow (Murrough) Recycling Centre, Arklow Recycling Centre and Avoca (Ballymurtagh) Recycling Centre do not accept furniture or mattresses at all. Electrical items — fridges, washing machines, TVs, computers — are free to drop at every council site as WEEE, and we take them as part of any job.
Wicklow County Council — no bulky-waste collection. No regular council bulky-waste collection; household waste by private permitted collectors. Occasional one-off free 'Bulky Waste Day' events. Council recycling centre leaflets (Arklow, Avoca) explicitly list bulky furniture, mattresses, construction waste and tyres as NOT accepted — bulky items in Wicklow generally require a private collector or skip.

Council details are taken from the councils’ own published information and checked periodically; hours and charges change, so confirm with the site before travelling. Where a council hasn’t published a charge we say so rather than guess.
Or we come to you
Set that against a collection from us: no van to borrow, no gate fee, no weighbridge surprise, no two-mattress limit, no carrying it down the stairs yourself, and no question about whether the site will turn your load away. We quote a fixed price from photos, we load it, and it leaves under our waste collection permit (NWCPO-25-13287-01). For a single item the council site can be cheaper if you already have the van and the time; for anything more than a car-boot load, we usually are.
How an end of tenancy clearance works with us

End of Tenancy Clearance in Wicklow: frequently asked questions
How fast can you clear a rental in Wicklow?
Small jobs often the same day; full properties usually within one to two working days. Tell us the re-let or viewing date and we’ll work to it.
Can I deduct this from the tenant’s deposit?
That’s between you, the tenant and the RTB rules — we can’t advise. What we do is give you a proper invoice and before-and-after photos so you have the evidence if it comes to that.
The tenant left belongings. Can you just take them?
Once you’ve followed the correct process for abandoned goods, yes. We’re not able to advise on the notice period, but once it’s done we clear and photograph everything.
Do you work with letting agents?
Yes — a lot of our Wicklow end-of-tenancy work is for agents. We set up account terms, accept instructions by email, and send photos and invoices per property.
I’m the tenant. Can you take my furniture before I hand back the keys?
Yes. Book us for the day before the inspection and we’ll take the furniture you don’t want to move. Many tenants find it’s cheaper than moving it.
Do you clean as well?
Broom-clean is standard. A full end-of-tenancy clean can be added and quoted with the clearance.
Do you work with the RTB deposit rules?
We don’t advise on them — that’s between you, the tenant and the RTB. What we give you is before-and-after photos and a proper invoice, which is the evidence you’ll need either way.
Can you clear several units in one day?
Yes — agents and landlords with a block of units book us for the lot, and we invoice per unit so the costs land in the right file.
Can you also arrange cleaning and small repairs?
Cleaning yes, quoted alongside the clearance. Small repairs we can point you to a tradesperson for.
Will you take the fridge with food still in it?
Yes. We empty and bag the contents, take the fridge for WEEE recycling, and leave the kitchen clean enough to photograph.
How quickly can you turn a void around in Wicklow?
Small jobs the same day where we can; full clearances within one to two working days.
Does Wicklow County Council collect bulky items?
No. Wicklow County Council does not run a bulky-waste collection. Your options are the council recycling centres listed above — with their charges and limits — or a permitted private collector like us.
How far is Wicklow from your base?
From Athy we reach west Wicklow (Blessington, Baltinglass, Dunlavin) in about 40 minutes, Bray and Greystones in just over an hour via the M50, and Arklow and the coast in about 90 minutes. We group Wicklow jobs by side of the mountains to keep prices sensible.
