Rental property kitchen before an end of tenancy clearance in Wexford

Every landlord has had it: the keys come back and the place is half full. A mattress, a broken wardrobe, bags in the hall, a fridge full of something, the furniture the tenant didn’t want to pay to move. Every void week costs rent, and the letting agent can’t photograph it like that. On the other side, tenants moving out of Wexford often need the opposite — the furniture they bought gone before the inspection so the deposit comes back whole.

We clear rental properties the same or next day where we can, photograph them empty, and invoice properly for the file. ManageWaste.ie is operated by Krystal Klean Express Limited, permit NWCPO-25-13287-01, fully insured. North Wexford is nearer us than you might think — Bunclody is 45 minutes from Athy, Enniscorthy and Gorey about an hour, New Ross a little more, and Wexford Town, Rosslare and the Hook about an hour and a half. We’re in Wexford every week, usually combining the north of the county with Carlow work.

Full end of tenancy clearance in Wexford

The whole property emptied of everything that isn’t the landlord’s: abandoned furniture and belongings, bagged rubbish, the contents of the fridge and presses, the balcony or garden, the bin store if the tenant left things there. Landlord’s fittings and furniture stay. We photograph each room before and after, note anything damaged we come across, and leave the property swept so the agent can photograph it. Most apartments and small houses are a half-day; larger houses or those left in a bad state are a day.

For agents managing several units we set up an account and a standing arrangement: email the address and the access, we do the rest.

Partial clearance — the items the tenant left behind

Usually it isn’t the whole property, it’s a few things: the mattress, the sofa, the bags in the hall, the bike in the garden. We’ll collect just those, often the same day, and send you a photo of the space clear. For tenants moving out we do the reverse — collect the furniture you don’t want to take, before the landlord’s inspection.

What we take — and what we don’t

  • Abandoned furniture, mattresses and bedding
  • Fridges, freezers and appliances left full
  • Bagged rubbish and loose belongings
  • Carpets, rugs and curtains past their best
  • Balcony, garden and shed contents
  • Items dumped in bin stores and common areas
  • Before-and-after photographs for your file
  • Sweep to broom-clean, with full cleaning available

Not included: Landlord’s own furniture and fittings (unless instructed); Legal process for abandoned goods — follow it first, then call us; Repairs and redecoration.

End of Tenancy Clearance across Co. Wexford: every town we cover

We provide an end of tenancy clearance in all 105 towns and villages below, and at the rural addresses between them. Wexford is a long county: Gorey and the Courtown coast in the north, Enniscorthy on the Slaney in the middle, New Ross on the Barrow in the west, Wexford Town and Rosslare in the south-east and the Hook peninsula in the far south, with the biggest run of villages in Leinster between them. Wexford County Council runs no bulky-waste collection, and only one of its four recycling centres — Holmestown near Wexford Town — takes furniture, mattresses and general waste; Enniscorthy, New Ross and Gorey are recyclables and WEEE only. So for most of the county, bulky waste means a long drive to Holmestown or a permitted collector.

Wexford Town has Georgian and Victorian terraces on narrow streets, Gorey and Enniscorthy grew fast in the 2000s with large estates and apartment schemes, and the coast from Courtown to Rosslare is full of holiday homes and mobile-home parks that need clearing at the end of a season or a sale. Inland it’s farmhouses with yards and sheds, and bungalows on their own sites.

Doing it yourself in Wexford: what the council offers

Before you ring anyone, here is the honest picture of what Wexford County Council will and won’t do for an end of tenancy clearance. Furniture and bulky items are accepted at Holmestown Household Recycling Centre, with mattresses charged separately (Bulky: single mattress/base €14, double €28, armchair €14, 2-seater €21, 3-seater €28, carpet €21). Enniscorthy Household Recycling Centre, New Ross Household Recycling Centre and Gorey Household Recycling Centre do not accept furniture or mattresses at all. Electrical items — fridges, washing machines, TVs, computers — are free to drop at every council site as WEEE, and we take them as part of any job. Watch the vehicle rules: Vans and trailers admitted with set load bands: single-axle trailer/van €65–€100, double-axle trailer or large van €100–€150, extra-large van €180; domestic waste only.

Wexford County Council — no bulky-waste collection. Wexford County Council does not collect household or bulky waste from the kerb; bin collection is by licensed private operators listed on wexfordcoco.ie. Bulky furniture, mattresses and carpets are accepted only at the Holmestown Household Recycling Centre near Wexford town (per-item charges), or via an authorised private collector. Free anti-dumping amnesties run most years: a Mattress Amnesty across all four recycling centres over four weeks in September–October 2025 (Tue–Fri 8:15am–12pm and 1pm–4pm, limit 3 mattresses per vehicle, one entry per vehicle, €2 vehicle entry, households only, mattresses clean and dry), and a free Furniture Amnesty at Holmestown for three weeks from September 2026 (Tue–Fri 9am–3pm, freestanding furniture only such as tables, chairs and couches, max 4 items per household, one trip only, no mattresses, no commercial waste).

Council details are taken from the councils’ own published information and checked periodically; hours and charges change, so confirm with the site before travelling. Where a council hasn’t published a charge we say so rather than guess.

Or we come to you

Set that against a collection from us: no van to borrow, no gate fee, no weighbridge surprise, no two-mattress limit, no carrying it down the stairs yourself, and no question about whether the site will turn your load away. We quote a fixed price from photos, we load it, and it leaves under our waste collection permit (NWCPO-25-13287-01). For a single item the council site can be cheaper if you already have the van and the time; for anything more than a car-boot load, we usually are.

How an end of tenancy clearance works with us

  1. Address and access. Email or WhatsApp the address, the access arrangement and photos if you have them.
  2. Fixed price. Same day for small jobs, next day for most. Standing rates for agents with regular work.
  3. The clearance. Before photos, cleared, after photos, damage noted.
  4. Invoice. Proper invoice for your records or for deducting from a deposit where that’s lawful.

What affects the price in Wexford

  • Volume — a few items is an hour; a full property a half-day or day
  • Floor and access — stairs, lifts, parking, loading bays
  • Condition — properties left in a bad state take longer and may need cleaning
  • Speed — same-day costs a little more than “this week”
  • Account rates for agents and landlords with several properties

End of Tenancy Clearance in Wexford: frequently asked questions

How fast can you clear a rental in Wexford?

Small jobs often the same day; full properties usually within one to two working days. Tell us the re-let or viewing date and we’ll work to it.

Can I deduct this from the tenant’s deposit?

That’s between you, the tenant and the RTB rules — we can’t advise. What we do is give you a proper invoice and before-and-after photos so you have the evidence if it comes to that.

The tenant left belongings. Can you just take them?

Once you’ve followed the correct process for abandoned goods, yes. We’re not able to advise on the notice period, but once it’s done we clear and photograph everything.

Do you work with letting agents?

Yes — a lot of our Wexford end-of-tenancy work is for agents. We set up account terms, accept instructions by email, and send photos and invoices per property.

I’m the tenant. Can you take my furniture before I hand back the keys?

Yes. Book us for the day before the inspection and we’ll take the furniture you don’t want to move. Many tenants find it’s cheaper than moving it.

Do you clean as well?

Broom-clean is standard. A full end-of-tenancy clean can be added and quoted with the clearance.

Do you work with the RTB deposit rules?

We don’t advise on them — that’s between you, the tenant and the RTB. What we give you is before-and-after photos and a proper invoice, which is the evidence you’ll need either way.

Can you clear several units in one day?

Yes — agents and landlords with a block of units book us for the lot, and we invoice per unit so the costs land in the right file.

Can you also arrange cleaning and small repairs?

Cleaning yes, quoted alongside the clearance. Small repairs we can point you to a tradesperson for.

Will you take the fridge with food still in it?

Yes. We empty and bag the contents, take the fridge for WEEE recycling, and leave the kitchen clean enough to photograph.

How quickly can you turn a void around in Wexford?

Small jobs the same day where we can; full clearances within one to two working days.

Does Wexford County Council collect bulky items?

No. Wexford County Council does not run a bulky-waste collection. Your options are the council recycling centres listed above — with their charges and limits — or a permitted private collector like us.

How far is Wexford from your base?

North Wexford is nearer us than you might think — Bunclody is 45 minutes from Athy, Enniscorthy and Gorey about an hour, New Ross a little more, and Wexford Town, Rosslare and the Hook about an hour and a half. We’re in Wexford every week, usually combining the north of the county with Carlow work.
