End of Tenancy Clearance in Co. Kildare

A tenancy ends and the property isn’t empty. We clear what’s left, photograph it empty, and get it back on the market — for landlords, agents and tenants across Kildare.

Rental property kitchen before an end of tenancy clearance in Kildare

Every landlord has had it: the keys come back and the place is half full. A mattress, a broken wardrobe, bags in the hall, a fridge full of something, the furniture the tenant didn’t want to pay to move. Every void week costs rent, and the letting agent can’t photograph it like that. On the other side, tenants moving out of Kildare often need the opposite — the furniture they bought gone before the inspection so the deposit comes back whole.

We clear rental properties the same or next day where we can, photograph them empty, and invoice properly for the file. ManageWaste.ie is operated by Krystal Klean Express Limited, permit NWCPO-25-13287-01, fully insured. Kildare is our home county — we’re based in Athy, so most Kildare jobs are 20 to 45 minutes from the yard. That’s why we can usually offer next-day and often same-day slots here, and why Kildare quotes are the keenest we give.

Full end of tenancy clearance in Kildare

The whole property emptied of everything that isn’t the landlord’s: abandoned furniture and belongings, bagged rubbish, the contents of the fridge and presses, the balcony or garden, the bin store if the tenant left things there. Landlord’s fittings and furniture stay. We photograph each room before and after, note anything damaged we come across, and leave the property swept so the agent can photograph it. Most apartments and small houses are a half-day; larger houses or those left in a bad state are a day.

For agents managing several units we set up an account and a standing arrangement: email the address and the access, we do the rest.

Partial clearance — the items the tenant left behind

Usually it isn’t the whole property, it’s a few things: the mattress, the sofa, the bags in the hall, the bike in the garden. We’ll collect just those, often the same day, and send you a photo of the space clear. For tenants moving out we do the reverse — collect the furniture you don’t want to take, before the landlord’s inspection.

What we take — and what we don’t

  • Abandoned furniture, mattresses and bedding
  • Fridges, freezers and appliances left full
  • Bagged rubbish and loose belongings
  • Carpets, rugs and curtains past their best
  • Balcony, garden and shed contents
  • Items dumped in bin stores and common areas
  • Before-and-after photographs for your file
  • Sweep to broom-clean, with full cleaning available

Not included: Landlord’s own furniture and fittings (unless instructed); Legal process for abandoned goods — follow it first, then call us; Repairs and redecoration.

End of Tenancy Clearance across Co. Kildare: every town we cover

We provide an end of tenancy clearance in all 58 towns and villages below, and at the rural addresses between them. Kildare splits roughly into three: the commuter belt in the north-east (Maynooth, Leixlip, Celbridge, Kilcock) where the county meets Dublin; the central spine along the M7 and the Curragh (Naas, Newbridge, Kildare Town, Sallins, Clane); and the south and west (Athy, Castledermot, Monasterevin, Rathangan) where the towns are smaller and the properties bigger. Kildare County Council does not collect bulky waste from households at all — every bulky item in the county either goes to one of two recycling centres, both of which charge by the kilo, or is collected by a permitted operator like us.

A lot of Kildare housing is 1990s–2000s estate semis and townhouses with decent access and a driveway, which makes for straightforward jobs. The exceptions are the older town-centre terraces in Athy, Naas and Kildare Town, period houses and farmhouses with full outbuildings, and the apartment schemes in Naas, Newbridge, Leixlip and Maynooth where we work to the management company’s rules.

Doing it yourself in Kildare: what the council offers

Before you ring anyone, here is the honest picture of what Kildare County Council will and won’t do for an end of tenancy clearance. Furniture and bulky items are accepted at Silliot Hill Recycling Centre & Civic Amenity and Athy Recycling Centre (Gallows Hill), with mattresses charged separately (Mattress €20 single / €30 double). Electrical items — fridges, washing machines, TVs, computers — are free to drop at every council site as WEEE, and we take them as part of any job.

Kildare County Council — no bulky-waste collection. Kildare County Council does not collect household or bulky waste. Bulky furniture is to be brought to the recycling centres or collected by an authorised private collector. Periodic free Mattress Amnesty Days at Silliot Hill (household only, max 6 mattresses, no divans/couches).

Council details are taken from the councils’ own published information and checked periodically; hours and charges change, so confirm with the site before travelling. Where a council hasn’t published a charge we say so rather than guess.

Or we come to you

Set that against a collection from us: no van to borrow, no gate fee, no weighbridge surprise, no two-mattress limit, no carrying it down the stairs yourself, and no question about whether the site will turn your load away. We quote a fixed price from photos, we load it, and it leaves under our waste collection permit (NWCPO-25-13287-01). For a single item the council site can be cheaper if you already have the van and the time; for anything more than a car-boot load, we usually are.

How an end of tenancy clearance works with us

  1. Address and access. Email or WhatsApp the address, the access arrangement and photos if you have them.
  2. Fixed price. Same day for small jobs, next day for most. Standing rates for agents with regular work.
  3. The clearance. Before photos, cleared, after photos, damage noted.
  4. Invoice. Proper invoice for your records or for deducting from a deposit where that’s lawful.

What affects the price in Kildare

  • Volume — a few items is an hour; a full property a half-day or day
  • Floor and access — stairs, lifts, parking, loading bays
  • Condition — properties left in a bad state take longer and may need cleaning
  • Speed — same-day costs a little more than “this week”
  • Account rates for agents and landlords with several properties

Kildare is our home county — we’re based in Athy, so most Kildare jobs are 20 to 45 minutes from the yard. That’s why we can usually offer next-day and often same-day slots here, and why Kildare quotes are the keenest we give. Send photos through the quote form or on WhatsApp and you’ll have a fixed price the same day.

End of Tenancy Clearance in Kildare: frequently asked questions

How fast can you clear a rental in Kildare?

Small jobs often the same day; full properties usually within one to two working days. Tell us the re-let or viewing date and we’ll work to it.

Can I deduct this from the tenant’s deposit?

That’s between you, the tenant and the RTB rules — we can’t advise. What we do is give you a proper invoice and before-and-after photos so you have the evidence if it comes to that.

The tenant left belongings. Can you just take them?

Once you’ve followed the correct process for abandoned goods, yes. We’re not able to advise on the notice period, but once it’s done we clear and photograph everything.

Do you work with letting agents?

Yes — a lot of our Kildare end-of-tenancy work is for agents. We set up account terms, accept instructions by email, and send photos and invoices per property.

I’m the tenant. Can you take my furniture before I hand back the keys?

Yes. Book us for the day before the inspection and we’ll take the furniture you don’t want to move. Many tenants find it’s cheaper than moving it.

Do you clean as well?

Broom-clean is standard. A full end-of-tenancy clean can be added and quoted with the clearance.

Do you work with the RTB deposit rules?

We don’t advise on them — that’s between you, the tenant and the RTB. What we give you is before-and-after photos and a proper invoice, which is the evidence you’ll need either way.

Can you clear several units in one day?

Yes — agents and landlords with a block of units book us for the lot, and we invoice per unit so the costs land in the right file.

Can you also arrange cleaning and small repairs?

Cleaning yes, quoted alongside the clearance. Small repairs we can point you to a tradesperson for.

Will you take the fridge with food still in it?

Yes. We empty and bag the contents, take the fridge for WEEE recycling, and leave the kitchen clean enough to photograph.

How quickly can you turn a void around in Kildare?

Small jobs the same day where we can; full clearances within one to two working days. Kildare is near our yard, so same-day is realistic for small voids.

Does Kildare County Council collect bulky items?

No. Kildare County Council does not run a bulky-waste collection. Your options are the council recycling centres listed above — with their charges and limits — or a permitted private collector like us.

How far is Kildare from your base?

Kildare is our home county — we’re based in Athy, so most Kildare jobs are 20 to 45 minutes from the yard. That’s why we can usually offer next-day and often same-day slots here, and why Kildare quotes are the keenest we give.
